Terms of service
Effective from 1 January 2026.
1. Acceptance of terms
By accessing or using any website, application or service operated by Jolems Property Solutions Ltd you agree to be bound by these terms. If you do not agree, please do not use our services.
2. Services
We provide real estate brokerage, property management, construction and development, the HomeSure technology platform, and related advisory services. Specific service terms — including fee schedules and SLAs — are set out in the relevant client contract or platform agreement.
3. Eligibility
You must be at least 18 years of age and legally capable of entering binding contracts to use our services. Where you act for an entity, you confirm you are authorised to bind that entity.
4. Accounts
You are responsible for maintaining the security of your account credentials and for all activity occurring under your account. You agree to notify us immediately of any unauthorised use.
5. Escrow
Funds held in HomeSure escrow are held in segregated accounts at our partner banks. Releases are subject to the milestone schedule documented in the relevant transaction agreement. We act as a neutral stakeholder; we do not co-mingle escrow funds with our operating capital.
6. Payments
Payments may be made via MTN MoMo, Airtel Money, M-Pesa (through Flutterwave), or by bank transfer where applicable. Fees and processing times are disclosed at the point of transaction.
7. Listings
All listings on our platforms are subject to verification of title and seller authority. Listings may be removed at our discretion if information is found to be materially incorrect or misleading.
8. Intellectual property
All content, designs, software, trademarks and other intellectual property are owned by Jolems or our licensors. You receive a limited, non-exclusive, non-transferable licence to use the services in accordance with these terms. No reverse engineering, scraping or unauthorised reproduction.
9. Disclaimers
Our services are provided on an 'as is' and 'as available' basis. We make no warranty that property values will appreciate, that yields will materialise, or that any forward-looking projection will be realised.
10. Limitation of liability
To the maximum extent permitted by law, our aggregate liability arising out of these terms or your use of the services shall not exceed the total fees paid by you to us in the twelve months preceding the event giving rise to liability.
11. Indemnity
You agree to indemnify and hold harmless Jolems, its directors, employees and agents from claims arising out of your breach of these terms, your misuse of the services, or your violation of any law.
12. Governing law
These terms are governed by the laws of the Republic of Uganda. The courts of Kampala have exclusive jurisdiction over any dispute, except that we may seek interim relief in any competent jurisdiction.
